Eastside Farm Holiday Cottages 

1. Contract The contract for a short term holiday rental shall be made between the visitor and Eastside Farm. The contract shall be entered into when Eastside Farm Cottages issues the letter of confirmation on receipt of the visitor's deposit and will be subject to the following booking conditions.

2. Payment A deposit of one half of the rental fee is required to confirm the booking. The balance must be paid one month prior to the visitor's arrival. For bookings made less than one month prior to the visitor' s arrival, the rental must be paid in full. All payments shall be made to Susan Cowan or Eastside Farm Cottages.

3. Cancellation Any cancellation made by the visitor for whatever reason should be in writing and addressed to Susan Cowan at Eastside Farm. On receipt of notice of cancellation, strenuous attempts will be made to re-let the cottage for the period of the booking. If the cottage is re-let for the whole period, all monies paid will be refunded less an administration charge of £40 per week booked. If Eastside Farm Cottages are unable to re-let the cottage at all, then all monies paid by the visitor are forfeit to us. For this reason, cancellation insurance ( as detailed in paragraph 4) is strongly recommended.

4. Cancellation Insurance This is not compulsory but Eastside Farm Cottages do strongly recommend such insurance to protect against financial loss should cancellation be necessary. A Holiday Insurance proposal can be e-mailed to you, should you decide to take this option, or you may chose to take out Holiday Insurance through your own insurance brokers.

5. Act of God The rent paid will be refunded in the unlikely event of the cottage becoming unavailable to visitors.

5.Period of Hire Renting commences, unless otherwise notified, at 4.00pm on the day of arrival and terminates at 10.00am on the day of departure.

6.Care of the cottage Visitors shall take all reasonable care of the cottage and its furniture, pictures and effects and leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning.

7.Breakages or damage Visitors are legally bound to reimburse Eastside farm for replacement, repair or extra cleaning costs should this be required.

8. Pets Only well behaved pets are accepted as Eastside is a sheep farm.
